A Guide for MLKAR Members
Your MLS Tools
Your MLKAR membership includes several tools built right into Flexmls, at no extra cost. You don’t need a separate login for most of them — sign in to Flexmls and they open from there.
Where to find your tools in Flexmls
- Menu > Products: Dotloop, MarketStats, Offer Manager and Form Simplicity.
- On any listing: open a listing’s Detail tab. The toolbar across the top has CRS Tax Info, Loop It, Demographics, Points of Interest, MarketStats, Form Simplicity and RPR.
- Listing quick menu: click the small arrow next to any MLS # for Schedule a Showing, Showing History and Listing Activity.
- Flexmls mobile app: tap the Products button on the Search screen, or the Apps dropdown on a listing.
- Can’t find something? Type its name into the search box at the top of the Flexmls menu.
Showings and offers
ShowingTime lets buyer’s agents book showings online and keeps listing agents in control of appointments and feedback.
- To book: click the arrow next to the MLS # and choose Schedule a Showing.
- To review: choose Showing History from the same menu to see past showings on a listing.
Offer Manager collects and tracks offers on your listings in one place, so you can compare them side by side. Open it from Menu > Products > Offer Manager.
Transactions and forms
dotloop is a transaction management platform for documents, e-signatures and deal tasks. MLKAR members get 25 free loops.
- Open dotloop from Menu > Products > Dotloop.
- Start a loop straight from a listing with Loop It on the listing Detail toolbar. The property details fill in for you.
Form Simplicity is the Florida Realtors® forms library, including the FAR/BAR contracts, provided through your Florida Realtors membership. Open it from Menu > Products, or from the Form Simplicity button on a listing.
Sabal Sign e-signatures are included inside Form Simplicity.
Property data and market stats
CRS Tax Info (CRS Data) gives you Monroe County tax records, ownership, sales history and parcel maps. MLKAR pays for this tool for its members. Open it from Menu > Taxes > CRS Tax Info, or from the CRS Tax Info button on a listing.
MarketStats by ShowingTime (also called InfoSparks) builds branded market charts and reports you can share with clients. Open it from Menu > Products > MarketStats.
RPR (REALTORS Property Resource®) is the National Association of REALTORS® property and market data platform. Open it from Menu > Search > RPR, or from the RPR button on a listing.
Demographics & POI
Demographics and Points of Interest appear on every listing’s Detail toolbar. Use them to show buyers nearby schools, services and neighborhood information.
