AI in the MLS: Connect Your AI Assistant to Flexmls

A free member benefit

MLKAR members can now connect their own AI assistant, such as Claude, ChatGPT or Gemini, to the Florida Keys MLS through the Flexmls AI connector. Ask it to run listing searches, pull comps, summarize market statistics or draft listing remarks, all from your Flexmls data. There is no charge to MLKAR members.

How to get access

2. Complete and sign the request form at the bottom of this page.
3. MLKAR staff saves your signed policy and turns on the AI connector for your Flexmls account.
4. You’ll get a confirmation email with setup steps and sample prompts to get started.

MLKAR MLS Policy: AI Connector (Flexmls MCP) Use

1. Purpose and scope

The MLS supports member use of the Flexmls AI connector (MCP Server) to work faster and serve clients better, provided MLS data stays protected, accurate and fair. This policy applies to every Participant and Subscriber who connects an AI platform (such as Claude, ChatGPT or Gemini) to Flexmls, and to their assistants and team members. All existing MLS Rules and Regulations, the REALTOR® Code of Ethics, and federal and Florida fair housing laws apply to AI-assisted work exactly as they apply to any other Flexmls search.

2. Access and activation

• Request access. Members submit the request form on this page with their name, MLS ID and AI platform. MLS staff activates connections individually.
• Acknowledge the policy. Members sign this policy through the request form and accept the FBS Terms of Use in Flexmls (Preferences → AI Settings).
• Use a paid, privacy-protected AI account. Connections are permitted only from a paid AI subscription with model training on user data turned off.
• One person, one login. Credentials and connections may not be shared. Assistants need their own MLS access.

3. Permitted and prohibited uses

4. Accuracy, fair housing and licensing

• Verify before you share. AI can misread data. Members must confirm prices, square footage, flood zone, dates and statistics in Flexmls before using them with clients, in presentations or in marketing.
• Fair housing review. All AI-drafted remarks and marketing must be reviewed for compliance with the federal Fair Housing Act and Florida Statutes Chapter 760. No steering, no references to protected classes, and no subjective claims about neighborhood safety or schools.
• The licensee is responsible. AI is a tool, not a licensee. Pricing opinions, transaction advice and negotiation guidance must come from the member, not from an unsupervised AI tool.
• Protect client privacy. Do not enter client personal, financial or transaction details into AI platforms beyond what the task requires.

5. Enforcement, education and review

Violations are handled under the MLS Rules and Regulations and fine schedule. MLS staff may suspend a member’s AI connection immediately when data misuse is suspected, and any training or derivative use of MLS data is treated as a material breach of the data license. The MLS will review this policy as the technology and NAR guidance evolve.
